Polar Vortex to Return

Winter doesn't officially begin until December, and Old Man Winter doesn't always adhere to the calendar.  Many of us haven't even finished raking leaves, but now is the time to get your home ready for the cold temps! 

The Polar Vortex will  make it's presence known this week and there are tasks you can do as a homeowner to prepare for winter's wrath and keep your home warm!

COLD WEATHER MONTHS
 ENERGY SAVING TIPS

1. Clean & Replace Furnace Filters every 60 Days

2. Use insulated draperies or window coverings.  Keep     them closed in the evening when temps drop.

3. Keep your fireplace damper closed when not in use

4. Set your thermostat wisely.  Program to keep temps down during day when you are not home, or in the evenings.

5. Seal Crawl Space vents

6. Use an insulation blanket around water heater

7. Keep registers and air vents free from obstruction

8. Apply Caulking or weather stripping to doors and windows

9. Use heat shrink plastic around drafty windows

Around town in November

Even if DST ending  and the cooler weather keeps you from enjoying your favorite warm weather activities!  There is still plenty to do in and around Indy!

Local High Schools have musicals you can attend!  High School Basketball kicks off! & Football Playoffs are underway!   Many of the area libraries have special programs, Stroll through a local antique mall to find quirky Christmas gifts.  Shop local on Mass Ave, Broad Ripple, Old Town Greenwood, Franklin on the Square, Zionsville, Noblesville!  There is A LOT to do in and around Indianapolis all year long!  Yes... even in the cold of late autumn and winter!

Market Value

What is Market Value?

Ah the age old real estate question! 

The Market Value of a home is different from Appraised Value, List Price, What a Neighbor's home sold for etc etc.  What determines market value? 


The true market value of your home is what a buyer is willing to pay:
  • Based on today’s market
  • Based on today’s competition
  • Based on today’s financing
  • Based on today’s economic condition
  • Based on the buyer’s perception of the condition
  • Based on location
  • Based on normal marketing time
 As Brokers we have access to the most current, up to date data to help a client determine the best starting point for a list price.

The market value of your home is NOT:
  • What you have in it
  • What you need out of it
  • What you want
  • What it appraised for
  • What you heard your neighbor’s house sold for
  • What the assessed value of your home is
  • How much its insured for
  • What your mortgage balance is
  • What a Website calculates your home's estimate to be...
  • Based on memories and treasures
  • Based on prices of homes where you are moving
While your home is very personal and the worth of the memories made in your home are priceless, those memories do not translate to market value. 

When it's time to buy or sell, we can help you determine what the current market is bearing in your neighborhood, or in the area you are interested in purchasing a home.  There are many factors that determine a list price, appraised price etc, but true market value at the end of the day is the amount a seller is willing to sell and a buyer is willing to pay!
